Purchased as a single-family home and transformed into a high-performing student rental. Added a third bathroom by converting a closet between two bedrooms, and fully furnished the home — from new beds and mattresses to kitchen essentials. Strategic upgrades and strong tenant management doubled cash flow within the first year.

Mix-Use Commercial Property

Acquired off-market and financed with a 75% Vendor Take-Back mortgage, this property underwent a full transformation — inside and out. The commercial façade was completely renovated, both storefronts were modernized, and the four-bedroom house behind the ice-cream shop was converted into two upscale one-bedroom apartments.
